Patrimonium Real estate: public enquiry for new development “Au Parc Hôtel” put out

In May 2022, the “Swiss residential property” and “Swiss healthcare property” investment groups of the Patrimonium investment foundation acquired a 50/50 co-ownership of a plot of land in the immediate vicinity of the Fribourg Cantonal Hospital, together with a building known as “Au Parc Hôtel”, located at Route de Villars 37, Fribourg (FR), with a view to the complete redevelopment of the premises. A new, purpose-built structure will replace the existing building and the existing surface parking spaces.

The new mixed-use concept will make better use of the floor space and relocate the parking spaces to the basement. It provides for a greater proportion of residential space, including accommodation for senior citizens, a hotel, and commercial activities mainly related to health, over an area of more than 10,000 m2, and more specifically:

60 residential flats. 64 flats for the elderly. A 77-room hotel, part of which will be used primarily for patients under hospital supervision who do not require acute medical care (discussions under way with the Cantonal Hospital). 1,200 m2 for commercial activities, in particular medical practices. An underground car park with 60 spaces.

The building will feature a ceramic façade, opaque balconies and partial balconies. Its height will vary from east to west, with a maximum of 7 storeys.

The landscaping proposes to extend the wooded cordon of Daler Park in the southern part of the plot, accompanied by a footpath leading to a small square and a play area to the west. To the east, a footpath provides a north-south link between Route de Villars and Route de Bertigny. On the Route de Bertigny side, a soft mobility area will be created, giving access to the building’s 3 entrances.

The new construction project, which was put out to public enquiry on 5 January 2024, was developed in collaboration with the City of Fribourg’s Urban Planning and Architecture Department.

Work is scheduled to start in 2025, with delivery estimated for mid-2028. The investment volume is around CHF 42 million.
